What Is Poly B and Why Does It Fail?
Polybutylene — Poly B — is a grey plastic pipe installed in millions of BC homes from the late 1970s through to the mid-1990s. It was used for supply lines: the pipes that carry pressurized water throughout your home.
The problem is chlorine. Municipal water in Metro Vancouver is chlorinated, and over years of exposure, chlorine degrades the inner walls of Poly B from the inside out. Micro-flaking and cracking starts deep inside the pipe wall — invisible from the outside — right up until the moment it fails.
Poly B is identified by its grey colour and the stamp PB2110 along the pipe length. Most common at the water meter, under sinks, and in crawl spaces.
Most BC insurers are now flagging it. Buyers' inspectors always flag it. The fix is a full repipe — remove the Poly B, replace with modern PEX-A. One job, done right, with a permit.
